Here’s Why Your Commercial AC Needs Maintenance

Let’s face it, it gets hot around here this season, and you need to make sure your air conditioner is prepared. This is true for any building with an air conditioner, but especially commercial properties, which often have extensive needs.

We’re guessing that you want to ensure your building’s occupants are healthy and comfortable, whether it’s employees, tenants, customers, or visitors.   • Change or clean the air filters. You should actually have this done much more often than once a year, as clogged air filters can lead to a number of problems like reduced airflow and frozen coils.
  • Lubricate all moving parts to reduce friction.
  • Inspect the units’ operation to ensure functionality and safety.
  • Tighten all electrical connections.
  • Check on the refrigerant levels. If your system is losing any refrigerant, it means that you have a leak that needs to be located and repaired.
  • Clean the indoor and outdoor coils to ensure proper operation.
  • Calibrate the thermostat(s) to improve temperature precision and system efficiency.
  • Test the performance of each unit.
  • Thoroughly check the area surrounding the outdoor and/or rooftop units for possibly disruptive obstructions that could impact system performance.
